How do I rent a property in Dubai?

How do I secure a property if I find an apartment or villa I want to rent?
You should contact the agent who is advertising the property and request the property rental details eg. price and date available. If you proceed, you are required to sign a rental agreement, pay a security deposit, and rent installments as required by the landlord plus agent's fees.
What is the difference between a holding and security deposit?
A holding deposit is paid to reserve a property and will contribute to the security deposit when you occupy the property. Once a holding deposit is paid it is not refundable unlike the security deposit which is when you vacate the property.
What method and frequency of payment is required to rent a property?
The landlord defines the payment terms. Payments are usually made via post dated cheques. In some cases, the landlord may request one cheque however this is not common practice.
What is a Tenancy Agreement?
It is an Agreement between the tenant and the landlord which defines the terms, conditions and tenancy dates.
Can I lease a property in my name?
Yes. You need to have a Residence Visa before you can rent a property. Alternatively, you should present a letter from your employer stating your Residence Visa is being processed. You also need to have a bank account in Dubai enabling you to pay your rent installments as required and utility bills.

Can I lease a Property in the name of a Company (Entity)?

Who is responsible for paying the Agency?
The tenant is required to pay the agency fee which is usually 5% of the rental value.
Is the tenant responsible for paying the property maintenance charges?
Generally No, the property maintenance is included in the annual rental. You will need to ask the individual agent about fees payable by the tenant before agreeing the lease.
Is the tenant responsible for paying the property tax charged by Dubai Municipality?
Yes, this is currently charged at 5% of the annual rent and is shown separately on the DEWA utility bill.
Can I make any alteration to the property?
No. Alterations to the internal and external property are strictly prohibited. You may however request permission in writing from the landlord, if you want to personalize the property to include painting and decorating. The tenant is responsible for surrendering the property when the lease expires, in the exact same condition it was delivered at the onset of the lease.
What notice is required if I wish to vacate the property?
This should be stated in the Lease Agreement however the usual notice period is normally three months.
What happens if I need to terminate the lease agreement?
You need to inform the agent or the Landlord. You are bound by the terms of the agreement however in some cases you may be able to negotiate a revision to the terms stated. This is not normal practice but it’s worth trying.
Can the landlord ask me to leave after one year even if I have spent money decorating the property?
Yes. The terms of the Lease Agreement are binding and will confirm the tenancy period which may or may not be renewed after one year. You should request a copy of the agreement before entering a binding lease to ensure you are happy with the agreement and know what you are signing up to.
Are pets allowed?
You need to check with the building manager. Generally speaking, pets are not allowed.
Is the rent capped or can the landlord increase rents each year?
Rent including annual increases, is subject to current legislation and continual review. The Real Estate Regulatory Agency (RERA) is charged with regulating rents and standardizing the market therefore it is advisable to browse the RERA website for the latest rental legislation. Alternatively, consult the property agent of your rented property who will provide information regarding your rent.
We strongly recommend you keep a copy of all paperwork pertaining to lease including; a signed copy of your lease, payment receipts and all correspondence from your agent and landlord.
