Description of Services
Maintenance Fees – For a ready property, it may be necessary to pay the maintenance fees up front to the developer for the coming year. The average rate is between 10 to 15 AED per square foot.
DEWA deposit – the owner of the property must register with the Dubai Water and Electricity Authority in order to be able to pay for the services (sewerage and a housing fee is included in this bill). The deposit is currently AED 1000 for an apartment and AED 2000 for a villa.
District Cooling – some projects in Dubai (such as Jumeirah Beach Residence) are serviced by a district cooling plant. This means that the cool air distributed into the building is not produced by a designated chiller but by a large cooling plant nearby. It is best to check with the broker or the developer to see whether this will be applicable in your property.
